On the bright side, closing went off today as scheduled on the 1002 S. Main property. Not without a last minute dash to the bank for the cashier’s check, but everything got done in the end, and now ye olde house flipping experiment begins for reals.
On the less than bright side, we’ve spent most of the rest of the day saying goodbye to Sherman, the best pet rat ever. He’s still fighting, tooth and nail, but getting better at this point would take a miracle of sorts. Kind of puts things in perspective, as far as all my money grubbing and plotting, when I’d pay ridiculous sums of money just to have him healthy and hale again.
Closing was kind of funny as the sellers were very much giving off overt “Thank Jebus we’re washing our hands of this place” vibes, to the point that I was starting to get a bit concerned there was a toxic waste dump hidden in the back yard, but after they left their agent said they’d pretty much had nightmare tenants from hell, which prompted them to sell as quickly as they did.
Apparently the previous tenants had not only complained about any and everything in the world, but had been running an unlicensed tattoo studio out of the residentially-zoned house, without ever bothering to tell the previous owners that they were, who discovered it by, umm, driving by and seeing the signage and what-not. I guess I shouldn’t be quite so annoyed by seemingly unreasonable requests from my brother-in-law tenant, as it could obviously be much, much worse.
