Yesterday was the first day that the gas tank was approaching empty, as I’ve been hitting it pretty hard since Sunday, and moving a couple of tons (literally) of limestone blocks around yesterday didn’t help matters any. The stone people wanted to charge me more to drop off at two locations here in town, so I had them drop everything at our house and I’m shifting what I need over to the Main St. house as I go.

In some ways, it doesn’t seem like I got much done this week off from the day job, despite all my grand plans, but I made good progress on the flip house, plus it was a lot of the less-than-fun sort of stuff, as far as ripping out old carpet, ceiling tiles, vinyl flooring, etc. I also took care of all other sorts of assorted chores, like getting our taxes squared away,  work here at home, some freelance work, and other fun stuff.

I’m hoping today that I can knock out the rest of the exterior landscaping (minus the patio and stone walkway), as far as weeding and digging out the crap from the old beds, getting new plants in, and putting in Jebus knows how much mulch. I’d planned to start work in the bathroom and move my way out, but ended up doing prety much the opposite, as it seemed to make more sense to get plants and new sod down, to give them time to establish themselves and to pretty up the curb appeal factor as much as possible. I don’t plan on showing it before all the interior work is done, but push come to shove, it wouldn’t be the end of the world if I did, as long as the outside and front 2/3rds of the house was finished and done, and prospective buyers knew I was going to carpet the back two bedrooms, etc.

Sorry for the lack of photos so far, as I know I appreciate those myself when reading such accounts, but I have been taking a lot of photos, and definitely plan on doing the whole before/after thing for each section of the house, along with costs and amount of labor invested. Like I said, so far I’ve just been generating big contractor bags full of trash, which don’t make for the most exciting of photos.

I was pretty happy to see that a similar, slightly smaller 3-1 here in town listed at $82,500 just sold, after only being listed for about 20 days. I am most definitely not going to make a killing on the Main St. house, but hopefully it’ll be a nice little profitable foray into the world of flipping.

All this time doing monkey manual labor is dangerous for me, as I tend to do lots and lots of scheming in my head.  I keep waffling back and forth, but I think I need to buckle down and get my realtor’s license. Not only could it save me a nice chunk of change over time for my own transactions, but I really enjoy this real estate stuff, and while my current day job pays the bills, there’s just absolutely no future in it, nor any real enthusiam at all at this point. While being a realtor isn’t really my dream job, either, it’s a heck of a lot closer, and could be a potential bridge if I do ever chunk the day job.
