All Quiet on the House Flipping Front


Tuesdays-Thursdays are pretty much shot as far as getting much done on the house front, as the after work/commute routine pretty much involves dinner, relaxing for a bit, then bed. As I get closer to listing the Main St. house I’ll probably drag my bones over there every night after work, but until push comes to shove, taking it easy after a full day in the salt mines is probably going to be par for the course.

I’m still watching a few listings, despite the fact that I can’t really do much in the way of purchasing until we sell at least one house. One of the listings is a 3-1, 1400 sq. ft. that needs much work (I haven’t been inside but half the windows are boarded up, a door is boarded up, roof is shot, etc.) and is on the sketchier side of town. It was listed at $49,000, which was just verging into intriguing territory, but they just slashed it all the way down to $36,000. Which is obviously a lot more intriguing.

I’d like to get to the point where I could have a couple of properties going at once, hiring out most of the work but still plugging away at some jobs myself. I actually enjoy getting my hands dirty, and wouldn’t necessarily want to contract all repairs out even if I could, but I also don’t want to be quite as hands-on as I currently am with the Main St. house, doing virtually everything myself except for roof/furnace. That’s more out of necessity, as far as busting my hump on the first few to hopefully build up some profits.

But yeah, getting a bit ahead of myself. Let’s get this first one done and sold and (fingers crossed) make a little bit of money.
