Crawling in Attics in Texas in the Summer ROCKS!
June 9, 2007 |
Fairly low-key week on the real estate front, as I barely had time to work on the Main St. house, and didn’t hear back from the buyers of the Austin house until yesterday, as far as inspection results and all that fun stuff.
Knock on wood, but all appears to be a go on the Austin house, and we’re still scheduled to close on the 19th. The inspection turned up pretty much the stuff I expected and they didn’t ask for a price reduction, with just a contract amendment to stipulate that we fix three things: patching the exterior siding in two spots near the ground where the Hardiplank siding has worn away, fixing a leak on the left side of the kitchen sink, and replacing the screens on the attic vents on each end of the house.
All of which is pretty easy and I’m more than happy to spend an afternoon tackling them, even if it means crawling around in the attic. I’m a little surprised that they didn’t have issues with the garage door (it works, but a panel was broken and repaired at some point, so it makes a pretty loud popping, banging noise when you use it) or lack of closet doors in the bedrooms, or that the carpet is pretty old in most of the bedrooms, all of which is in the inspection report.
I’m a little stressed at the lack of progress at the Main St. house, but I’ve been incredibly busy with freelance work, as well as more contracting work for my day job employer, all of which is in addition to my normal day job. I keep waffling back and forth, as far as whether or not to feel stressed about the Main St. house, what’s realistic to expect, what I should be focusing on, what should I neglect, etc.
In general, I feel like I’m in a decent head space at the moment. Yeah, I want to get the Main St. house done, and yeah, a house sitting empty costs me money, but the point of all of this is to ultimately make money, and the source of it doesn’t really matter. So while it seems dumb to keep taking on more work on the side, if I’m making $75/hour or so for it, I’m better off in the end taking on as much as I can, even if finishing up the Main St. house is delayed a few weeks.
It’s probably also good for my general sanity level that I don’t stress too much with plans getting delayed, at least as long as I’m still doing the bulk of work on these houses myself. Time is money, indeed, but beating myself up for not being able to do 172,192 things simultaneously, on schedule, is pretty silly.

Hey, do you have an updated number for the total expenses of the main street house? And possibly a full list of the rennovations done?
And do you plan to post pictures of both houses before and after?
Keep up the good work man, i still check you site every couple days.
