Offer Accepted on House #2

Lo and behold, our offer of $84,500 for House #2 was verbally accepted this morning, and the selling agent promised to have the signed contract back from the seller’s later today. Have to say I’m a bit surprised, as they were asking $89,900 and (according to the selling agent at least) had other offers on the property. I was at least expecting them to counter with something in the middle, but apparently not.

There’s a small part of me that reacted with something along the lines of “What the hell have you just done, you silly monkey?”, but mostly I’m excited. In a perfect world I’d have already sold the Main St. house and pocketed some profits, but House #2 was a pretty damn good deal and likely wouldn’t have stayed on the market long. The Main St. house goes on the market on Monday, and it should move within 30-60 days.

Even ignoring any funds made available from the sale of the Main St. house, we’ve got more than enough in savings to pay for all the repairs for House #2. Profits from selling the Austin house put us in pretty good shape for all my investing scheming, so even taking on House #2 at this stage doesn’t really put us in a bind, even if I do end up sinking $30,000-$40,000 into it.

I wish the timing was a bit better, as the best I can probably hope for is getting House #2 renovated and listed at the beginning of October, and that’s not exactly prime selling season, but things don’t always fall into place perfectly.

So, umm, yeah. Whee. Now I get to start seriously plotting, as far as budgets and timelines and renovation plans and what-not.
