Longer update tomorrow, when I’m at the day job and have time for such stuff. Right now I’m busy trying to untangle the mess that my former general contractor left, including fun stuff like, oh, I don’t know, not bothering to get any of his framing work inspected (despite repeated assurances that he had) and other fun things such as getting into a near fist-fight in the front yard of the property with his son-in-law, and firing and hiring two complete new crews in the last week.

Fun stuff, this house flipping thing. Who’s brilliant idea was all of this? Oh, right, mine. My bad.
